Modern Property Management provides comprehensive initial rent-up services to ensure your property is market-ready and positioned for success. Our services include:

A full property walk-through with the owner, during which we offer recommendations to make the home “rent ready,” along with suggested rental rates and deposit amounts based on current market analysis.

Access to our vetted network of reliable vendors for maintenance, cleaning, painting, yard care, and other necessary services.

Professional photos for marketing purposes (video tours available upon request).

In-person property showings to prospective tenants, including pre-screening and collection of completed applications and applicable fees.

We conduct thorough, professional applicant screenings, including:

Credit history check

Criminal background check

Eviction history screening

Employment and income verification

Rental history verification

Upon selecting a qualified applicant, we:

Negotiate lease terms and execute a complete lease package, including:

Customized lease agreement with terms, rents, deposits, and responsibilities clearly outlined.

Move-in inspection form with detailed, timestamped photos.

Required lead-based paint and mold disclosures and pamphlets.

Additional addendums as needed (e.g., pet, roommate, cable, smoking, apartment/HOA rules).

Receipts for all funds collected and clearly defined payment plans (if applicable).

All documents, move-in photos, and a full reconciliation of collected and disbursed funds are uploaded to your secure owner portal for easy access.

Fee: This initial rent-up service is performed for half (½) of one full month's rent when included in the property management agreement.

Ongoing Monthly Property Management Services

Once your tenant is placed, our full-service monthly management includes:

Collection of monthly rent (we accept payments via credit card, PayLease, and EBT).

Issuance of notices as needed (e.g., rent increases, inspection notices, 14-day notices to pay or vacate).

Coordination of legal actions if necessary (e.g., notices to comply, evictions).

Management of maintenance requests and vendor coordination.

Processing of payments for maintenance, utilities, legal services, HOA dues, and other obligations.

Monthly financial reports with full income and expense reconciliation.

Market evaluations and rent increase advisories based on current trends and property performance.

Coordination of move-out inspections with photo documentation.

Full reconciliation of tenant security deposits in accordance with the Washington State Landlord-Tenant Act.

Year-end financial reports to assist with tax preparation.

Fee: Ongoing management is performed for 10% of collected rent, plus any ancillary fees collected (e.g., late fees, pet fees, application fees).
